Chasan • Nicoletti (CNI) specializes in overall Real Estate Development, Project Management and Owner / Tenant Representation. Additionally, the company provides clients with Acquisition Analysis and Feasibility Studies for new construction, renovations and tenant improvements. From assessment and planning stages to design and construction through the completion of your project, Chasan • Nicoletti is capable of supervising and managing the entire development process.

CNI represents the client's interests in the project by coordinating the design/build team with respectful vigilance in order that each team member is able to concentrate on their particular responsibilities and assuring that their efforts will be integrated in the most efficient and cost effective manner.

The company augments our clients’ in-house staff or supply full staffing to provide the overall coordination and management that is critical in protecting clients’ interests. CNI services also extend to Cost Recovery, Expert Witness, and Forensic and Investigative Analysis.

SERVICES

Development Management:

Providing complete advisory and management services for the investor in developing or re-developing properties including assisting the owner's legal, financial and real estate consultants in market evaluation and strategies, selection of the design/construction consultant team and full administration of construction contracts.

Facility Project Management:

Overall coordination of design & construction activities for building renovation or tenant fit-out projects including site/space selection; lease analysis and negotiation; pre-qualification, selection and coordination of all consultants; qualification and negotiation with contractors/ construction managers and the administration of all design & construction and vendor contracts.

Development Supervision:

Supervising complete project build-out and overseeing and coordinating implementation of programming, design and construction plans. As Development Supervisors, the company is capable of representing the interests of any parties that are involved in the development of a new real estate property or renovations of existing properties.

Acquisition Analysis & Feasibility Studies:

Property due diligence reports covering existing conditions, deferred maintenance and repairs, code compliance, hazardous materials, building area analysis, value-added potentials and lease and cash flow analyses. For Tenant Office Spaces: Assessing Lease provisions for design/construction impacts, Tenant Improvement Allowances, Landlord Review processes, Rentable/Usable Areas, Infrastructural services, space comparisons and value engineering.

Cost Recovery & Expert Witness Services:

Chasan Nicoletti performs forensic analysis of Construction Projects which have encountered difficulties. CNI's specific expertise is unique in the field of Expert Services in that it focuses on the complex mutually dependent duties, responsibilities and actions required and performed by a General Contractor or a Construction Manager, either as "Constructor" or as "Agent", as well as Owner/Representative Responsibilities. From the discussions with the legal representatives of cases we have worked on (Litigation and Arbitration), the availability of expert witnesses in this particular area is rare.

50 Pine Street : 20 Unit + retail condominium conversion project for Metro Development Company, NY, NY. CNI provided full Development Management Services for this $20 million project in New York’s Financial District, from acquisition analysis through to project occupancy.

124 W 24 th St : 20 Unit + retail condominium conversion project for Metro Development Company, NY, NY. CNI provided full Development Management Services for this $20 million project, from acquisition analysis through to occupancy.

245 Tenth Avenue – High Line Project : 20 Unit + retail condominium construction project for Metro Development Company, NY, NY. CNI provided full Development Management Services for this $43 million project in New York’s Art Gallery District, from acquisition analysis through to project occupancy.

Upper Eastside Private Residence: CNI acted as Owners Rep and Project Manager on a complete renovation of this upper Fifth Avenue “Gold Coast” luxury cooperative apartment. The five-bedroom, five-bath, 4,200 SF renovation, with a total cost of $3.5 Million was completed on-time and on-budget.

Midtown Private Residence: A complete demolition and reconstruction of a luxury cooperative apartment located in The Pierre Hotel, NY, NY. Reinvisioned by an internationally acclaimed designer, the three-bedroom, three-bath renovation had a total cost of $4.5 Million, and was successfully completed.

Upper Eastside Townhouse: A $2.5 Million interior restoration of an East 70 th Street five-story private residence with two basements. Being an investment property, CNI assisted the owner in an intense value-engineering of all costs for mechanical system upgrades and architectural enhancements.

Residential Property Acquisition Studies : CNI has performed numerous Property Due Diligence and Feasibility Studies for clients such as Metro and a London-based bank client, for properties in the New York Metropolitan area. While most involved multi-residential property opportunities, CNI has also provided evaluation and property inspections for high-end individual residential units for specific

 

COMMERCIAL

Mitsui Fudosan USA: Having assisted this owner with their acquisition due diligence analysis, culminating in the purchase of 1251 Avenue of the Americas in 1986, CNI was immediately retained to act as the Owner Rep & Project Manager for the Ten-Year $100 Million Capital Improvement Program. CNI continues their service to this client, and 2006 marked the twentieth anniversary of this consulting contract. Additionally in Washington, DC, we managed the Demonet Building Capital Improvement Program.

DLA Piper Rudnick Gray Cary: Originally Piper & Marbury, this growing and now international law firm, located in Rockefeller Center, retained CNI in 1999 to act as their Tenant Rep & Project Manager for their first expansion project, enlarging their NY Headquarters from 60,000 SF to 84,000 SF. CNI has maintained this client relationship to this day, having assisted this firm with their further expansion to 187,500 SF at a total cost of approximately $20 Million.

Rothschild North America: The Investment and Asset Management Division of this world-famous firm, based near Rockefeller Center, retained CNI in 1999. CNI assisted this client in the management of the design & construction process associated with the complete build-out and expansion of the firm into another 40,000 SF of space, thereby doubling their premises. Since then, CNI’s on-going project management expertise controls quality, cost and schedule, as the firm reconfigures, restacks and renovates each year.

Weiser, LLP: In early 2002, this prestigious accounting firm retained CNI to assist in the reconfiguration and refurbishment of their original 32,000 SF premises at 135 West 50 th Street. The success of that project resulted in CNI’s further involvement in Weiser’s expansion to two additional floors over a three-year period.

Fortress Capital Finance: Having sublet an entire floor at 1251 Avenue of the Americas from a previous CNI client, this firm requested CNI’s expertise in their own reconfiguration of the premises to suit their specific needs. With the consensus to assemble the original design & construction team, CNI negotiated, orchestrated and managed the entire process to occupancy. CNI then remained on-call for facility & project management support to this tenant.

Banco do Brasil: This Brazilian bank, having to relocate from their 25,000 SF net leased building on Fifth Avenue in Midtown, called upon CNI by way of a recommendation from a recent CNI client. The successful move to a 30,000 SF space at Fifth Avenue and 48 th Street included CNI’s guidance in assembling the design team and the pre-qualification and pre-construction award to a construction manager.

Bladex: This growing Latin American bank, headquartered in Panama, was a CNI repeat client of sorts. CNI was retained as Tenant Rep due to the fact that the new Chief Operating Officer of Bladex had held a similar position with Banco do Brasil. Despite the challenges of a tight schedule and budget, CNI assembled a design and construction team in short order, and completed a new N.Y. Headquarters for Bladex, on-time and on-budget.

Proposed Office Building Project : CNI is working with a confidential client to provide Real Estate Development Advisory Services in determining the feasibility of the client’s investment in a 725,000 SF, $500 Million commercial office building to be built in Mid-Town Manhattan. The Project is due to begin Pre-Construction activities, once land and development-rights acquisition is completed, in late 2006.

INSTITUTIONAL

Czech Republic Ministry of Foreign Affairs : CNI is providing Program Management Services for this $18 Million project on the Upper Eastside to rehabilitate and convert the 100-year old Bohemian National Hall building to the headquarters for the Czech Republic’s Foreign Mission to the US.

Rutgers Business School : Graduate School Expansion Project : CNI worked as part of the team with EEK Architects and Rutgers to provide Rutgers with Real Estate Advisory Services in determining the feasibility of the adaptive re-use of an existing office building versus the construction of a new building for the 250,000 SF, $50 Million Graduate School Expansion on the Newark Campus of Rutgers.

Newark Board of Education Headquarters Project : CNI worked with EEK Architects and Fidelco Company to provide the Newark Board of Education with Project Budgeting and Real Estate Advisory Services in determining the feasibility of the construction of a new headquarters building in Newark, NJ.

Improasa (Government of Spain): Assembling a Development strategy for a 120,000 SF Cultural Center/Office Complex for the Government of Spain on their property on 39th Street.

Soldiers Sailors & Airmen’s Club : CNI has provided Real Estate Development Advisory Services to this not-for-profit servicemen’s facility founded at the start of WWII, in their negotiations related to their Air-Rights Lease given by them in 1973 to the neighboring Co-Op.

New York Institute for Special Education:   $21 M Bronx Campus Capital Projects and Facility Additions.

Sunnyside Community Facilities: CNI has provided Project Manager/Tenant’s Representative Services for the model program of installing City-funded facilities for the Department of Aging in the re-use of a 12,500 SF commercial facility as a $2 Million day-facility for the aged in Sunnyside Queens.

Alan D. Chasan and Frank A. Nicoletti are committed to providing their clients with the best professional advice available. Mr. Chasan and Mr. Nicoletti are both licensed Architects with degrees in Architecture, Urban Design and Real Estate Investment Analysis. They have 55 years combined experience in managing real estate development and construction projects and pioneered the profession of Project Management in Manhattan for over 17 years.

ALAN D. CHASAN, AIA, Principal

Mr. Chasan's in-depth experience in the field of and Real Estate Development Management, Architecture, Engineering, Construction Administration, and Asset Management provide a unique set of qualifications which assure successful project management based upon technical and financial knowledge.

As the founding principal of Chasan International Inc. in 1985, which would ultimately become Chasan Nicoletti Inc., Mr. Chasan has performed Acquisition Due Diligence, Property Conditions Assessments and Feasibility Studies for over $1.8 Billion of Real Property and was directly responsible for preparing Capital Improvement Programs and Budgets (CIP’s) for over $650 million of Capital construction projects, successfully completing Development/Project Management for over $300 million of these CIP’s for clients such as Metro Development Company of Philadelphia’s residential Condominium Projects; Mitsui Fudosan’s 1251 Avenue of the Americas Building; New York Institute for Special Education Campus Expansion Program; Max Capital Management’s 8 million SF portfolio; Moore Capital Management, and Daniel Boulud’s five-star restaurants and various high-end residential projects in Manhattan and Spain.

Mr. Chasan has provided Real Estate Advisory Services to the Government of Spain, the Czech Republic and Rutgers University, among other institutional clients, in their Real Estate expansion Programs. His work in Europe and the Mid-East encompassed multiple mixed-use projects as well as large scale Urban Planning projects.

Mr. Chasan is a qualified Expert witness in Construction Project Management and Architectural Services.

Mr. Chasan received his Bachelor of Architecture from the University of Florida in 1966 and completed the Masters Program in Architecture and Urban Design at Washington University in 1967. He is a Registered Architect in the States of California and New York. In addition, he is a 1987 graduate of the New York University Real Estate Institute Diploma Program in Real Estate Investment Analysis.

 

FRANK A. NICOLETTI, AIA, Principal

Since joining the firm in 1990, and then becoming a partner in 1993, Mr. Nicoletti's educational and professional background has further strengthened the firm's credentials and its ability to offer the highest quality of Owner/Tenant Representation & Project Management Service. Having been a practicing architect for many years with experience in commercial, residential and retail projects, he has a comprehensive understanding of the complexities of the design and construction process.

He has managed projects ranging from $200,000 to $10M, including base building architectural and infrastructural renovations and upgrades, corporate office facilities, luxury residential apartments and high-profile restaurants. He has been involved and instrumental in the successful management of the firm's work for Mitsui Fudosan's Ten-Year Capital Improvement Projects at 1251 Avenue of the Americas, and is the principal-in-charge of managing the design & construction process on projects for clients such as DLA Piper Rudnick Gray Cary, Weiser, LLP, Rothschild North America, CDC Investment Management Corp., Banco do Brasil, Fortress Capital Finance, Daniel Boulud’s restaurants, as well as several high-end residential apartments and townhouses.

His professional background includes having been principal of his own architectural consulting firm, engaged in corporate office design and building renovation & retrofits, with a specialty service in zoning and code compliance, assisting building owners and managers with those specific aspects of their asset management responsibilities. His architectural internship was with the N.Y.C. offices of Skidmore Owings & Merrill (SOM). Prior to that, he worked for the "Urban Design Group" at the New York City Planning Commission, then under the chairmanship of John Zuccotti.

Mr. Nicoletti received his Bachelor Architecture from The Cooper Union in 1973, and his Master of Architecture and Urban Design from Columbia University in 1975. He is a Registered Architect in the States of New York and New Jersey. He is also a 1989 graduate of the New York University Real Estate Institute Diploma Program in Real Estate Investment Analysis.

 

EDUARDO ESTEVEZ, Senior Project Director

As Senior Project Director, Mr. Estevez brings over fifteen years of property evaluation, design and construction supervision experience to his position. He has broad project experience with both private and public sectors and is responsible for owner’s representation, field management and design consultant coordination.

Mr. Estevez is responsible for coordinating and overseeing the activities performed by all contractors, architects, engineers and specialty consultants on multiple construction projects. He also interfaces with Landlords and Building Management on behalf of clients. Mr. Estevez’s services begin at the conceptual stage assisting in the selection of the professional team members, contractors and vendors. During the design and construction phases, Mr. Estevez ensures that all team members are providing their individual required services and that they are coordinating with each other toward the common goal of serving the client. Throughout the entire process, Mr. Estevez chairs weekly progress meetings, reviews payment requisitions, change orders, building service charges, and visits the construction site periodically to ensure that budget, schedule and quality parameters are met. His services continue after the client has moved into their new space ensuring that all punch list, sign-off and close-out activities have been completed.

Prior to joining CNI, Mr. Estevez was employed with a nationally based engineering firm, PSI, Inc., as a Project Engineer, where he was responsible for work quality, budget and schedule.

Mr. Estevez received a Bachelor of Arts in Physics from Rutgers University in 1989, and a Certificate in Construction Managementfrom New York University Real Estate Institute in 1999.

 

CHRISTOPHER KNALL, Project Director

Mr. Knall brings a special expertise to CNI’s project management and supervisory service to clients. With a background and proficiency in information technology management, coupled with his direct involvement in the management of the firm’s design and construction projects, his administrative abilities foster a thorough and well-planned approach to solutions for both the proactive and reactive demands of his role as a project director.

Since arriving to CNI with several years of experience as a team member for a multi-million dollar capital improvement program for a major commercial high-rise office building in Rockefeller Center, Mr. Knall has become a skilled manager of the firms’ multifaceted and multidisciplinary commercial projects.

With his involvement in the firm’s residential projects, both renovation and new construction, he now possesses a diverse experience profile and background in dealing individually with building owners, tenants and contractors, as well as having the ability to reconcile the sometimes divergent goals and expectations of those entities.

In addition to his project director responsibilities, Mr. Knall is also responsible for developing and overseeing the firm’s management protocol for processing, monitoring and tracking project information and communication. He also spearheads CNI’s effectiveness in providing services to clients in their efforts to improve their own ability to track construction cost and schedule, manage property record drawings other project documents, and project closeout records.

Mr. Knall received a Bachelor of Arts in Communication from Murray State University in 1989.

 

MICHAEL SEVERIN, Project Director

Mr. Severin brings to our team thirty-five years experience managing and controlling large and complex international projects. As a graduate of Harvard University School of Design (1965-1967) he worked under Walter Gropius on the design of the New England Medical Center.

As one of the co-founders of ELS Architects Berkeley California (1967) he was Principal-in-Charge of several award winning projects including the Broome County Cultural Center, Binghamton – a 7000 seat arena, theatre and convention center. (completed 1975); The Georgetown Harbor, Washington D.C. – a mixed-use commercial center including 150,000 sq. ft. of retail,offices, entertainment, restaurants and conference facilities in a sensitive historic setting. (1977); Kalamazoo Center, Kalamazoo, Michigan – a 300 room hotel as part of 300,000 sq. ft of retail, offices, restaurants and entertainment. (1978); Hyatt Regency Hotel, Oakland, California – a 500 room hotel and convention center. (1979)

Mr. Severin is now a resident of, and registered to practice architecture in the U.K. He represents CNI as Project Manager on its UK/European projects.
