Frank A. Nicoletti, AIA Education:
Work Experience: Since joining the firm in 1990, and then becoming a partner in 1993, Mr. Nicoletti's expertise and background has further strengthened the firm's credentials in its ability to offer the highest level of Owner & Tenant Representation Services. Having been a practicing architect for many years with experience in commercial, residential and retail design & construction, he has a comprehensive understanding of the intricacies of the construction process, from project programming & design, to government agency approvals and project implementation, and through to agency sign-off & project closeout. 1990-Present: With CNI, he has provided both owner and tenant representation on projects ranging from $200,000 to $10M, including base building architectural and infrastructural renovations and upgrades, corporate office facilities, luxury residential apartments and high-end restaurants. He has been involved and instrumental in the successful management of the firm's work for Mitsui Fudosan's Ten-Year Capital Improvement Projects at 1251 Avenue of the Americas, a client relationship that continues to be maintained by the firm to this day. He has been the Principal-in-Charge of managing the design & construction process on projects for corporate clients such as Rothschild North America, Piper Rudnick, CDC Investment Management Corp., Banco do Brasil, Fortress Capital Finance, and M. R. Weiser. 1983-1990: Prior to joining CNI, he had headed two of his own architectural consulting firms, Designtech Associates ('83-'88), specializing in corporate office design & construction and building renovation & retrofits, and Nicoletti Associates ('88-'90), with a primary focus on zoning and code compliance and municipal agency approvals, assisting building owners and managers, such as Cushman & Wakefield, with those specific aspects of their asset management responsibilities. Such New York properties included the Chrysler Building, the Seagram Building, One Astor Plaza and 1251 Avenue of the Americas. 1977-1983: In his position as an associate with the N.Y.C. architectural offices of Skidmore Owings & Merrill (SOM), his project involvement ranged from the design of urban and suburban commercial buildings, both headquarter facilities and speculative developments, in the United States and Canada, to an international airport in Saudi Arabia, the latter under the guidance of Gordon Bunshaft. His responsibilities included all aspects of the project's implementation, from programming and master planning, to architectural design and construction document coordination. This seven-year period of his career developed and strengthened his understanding and respect for the basic tenets of project management, especially as related to project team communication and coordination. 1975-1977: During his time with the New York City Planning Commission, then chaired by John E. Zuccotti, and specifically with the Commission's "Urban Design Group", established during the Lindsay administration, Mr. Nicoletti was directly involved in many community and neighborhood improvement projects spearheaded by the City at that time, which included projects in Lower Manhattan, Queens and Brooklyn. He was directly responsible for urban design & planning concepts meant to enrich both the social and economic environment within the projects' community. He was active in the role of coordinator and liaison between the CPC/UDG's design and legal divisions and the leaders of the various local organizations, from the grass-roots community groups to the local Community Planning Boards.
