Work Experience: Mr. Chasan's extensive and in-depth experience in the fields of Architecture, Engineering, Construction Administration, and Development Management provide a unique set of qualifications which assure expert Capital Improvement Project Management with a thorough basis of technical training and experience. 1985-Present: President of Chasan Nicoletti Inc. (formerly Chasan International). Acquisition Due Diligence, Property Assessments and Feasibility Studies for over $1.3 Billion of Real Property. He was responsible for preparing Capital Improvement Programs and Capital Budgets for over $600 million of Capital construction projects including Max Capitol’s 8 million SF portfolio of commercial buildings in New York; TechCenter@Newburgh. Provided Development/Project Management for Mitsui Fudosan’s 1251 Avenue of the Americas Building (2.3 million SF): 18,000 SF Lobby Renovation Project; 30,000 SF West Retail Expansion Project; two Messenger/Package Intercepts Centers; Central Control Room; Building-wide Security/Lobby Access Project; Building-wide Comprehensive Asbestos Management Program of over 1 million SF; Landlord Work projects for over 500,000 SF of space; Landlord Representation on over 600,000 SF of Tenant Improvements; complete MEPF overhaul; Concourse Entry Court Project; for (N.Y.) Inc., as well as over 250,000 SF of their buildings in the tri-state area and Washington, DC. New York Institute
for Special Education: Project Management Services for the $15 million
Capital Improvement Program, including new dormitory, library, auditorium
and gymnasium, and the installation of new elevators and a new fire alarm
system. The project also encompassed an upgrade of several classroom
buildings’ infrastructure, and coordinating landscaping improvements on
the campus. Managed the design and construction of several Minor Capital
Projects totaling over $1 million including a 90 car parking lot; the new
handicapped entrance to the main Administration Building; new playground;
and upgrading of fire/life safety systems campus-wide. CNI also managed the
renovation projects for the Executive Director’s Residence. 1985-1988: (Hiatus) Development Management Director, Northeast Region, for Richard Ellis, Inc. responsible for multiple Building Renovation Projects in New York, Washington, DC and Philadelphia including the $2 million Farragut Building Renovation and 1200 19th Street Building in DC; Lobby and Concourse Renovation projects in the Celanese Building in NY; and Acquisition Analysis for over 30,000,000 SF of commercial properties. 1978-1985: Development Project Director at R.H. Sanbar Development, with postings at offices in Saudi Arabia, London, Spain and New York. Responsibilities included project evaluations and feasibility, development team formation and supervision, architectural and engineering services for residential and institutional projects in Spain, UK, Saudi Arabia and Bahrain; project negotiations, team formulation and coordination and Development Management of all projects; Director of Planning for the City of Jidda, Saudi Arabia, responsible for the 5-year Master Plan; Director of Architectural Liaison for Sanbar’s MEP Engineering office in London, responsible for coordinating all A/E projects in the mid-east and Europe; In Spain, he was Director of Development, responsible for the infrastructural design and construction of the residential community project of Atalaya; Designed and supervised the construction of the complex’ sports facility and supervised the construction of all infrastructural projects including roads, water, sewer, electricity, etc.; In the New York Office, he was Development Director for Projects such as the Sloan site office building on Fifth Avenue in Manhattan, Luxor Village Hotel Project in Egypt, the $100 million Tahrir Square Mixed-Use/Commercial Center in Cairo, and the Ciragn Palace hotel in Istanbul, Turkey. 1978-1979: Bechtel Engineering, Jubail, Saudi Arabia: Project Manager for all Residential Community Facilities Projects; Development of Architectural/Engineering Procurement Procedures; Director of Proposal Evaluation for Al/E Services; 1974-1978: Mr Chasan had his own Architectural/Urban Design offices in California and was an associate of ELS Design. 1971-1974: La Manga Campo de Golf Development, Cartagena, Spain: Development Director for the 1,000 acre Golf Development in, Spain, in charge of all Architecture and Construction projects including over 200 villas, 1,500 multi-family units, a 40,000 SF clubhouse, the 16-court Davis-Cup Tennis Center, and all infrastructural projects including roads, sewer system, electrical distribution (including the re-routing of a 3-mile long section of hi-power transmission lines) and bridges, and Maintenance Complex. 1969-1971: Planifesa, Madrid, Spain: Partner-in-Charge of Planning and Design for this Architectural/Planning firm in Madrid, completing many residential and commercial projects including the World Trade Center Building in Madrid and the Wool Association Building.
